Pay the bill and bill the tenant, it is a violation of a standard NC lease for the tenant to hire a contractor to perform a service to the premises without your knowledge or permission. Hope that helps for future incidents .

I purchased my first investment property at the age of 23. So no, I don't think age matters it has to do with your knowledge and capital. That being said, access to capital is just as useful. As many other people have already advised you to do get the fundamentals down and educate yourself when it comes to the ins-and-outs of real estate investment transactions including everything from buy and holds to flips and wholesaling. @Gwen Fyfe There are no such things as off handed remarks in real estate, you can be accountable for everything you say during a showing. Especially if you are an agent. Admit your mistake, and either let them out of the lease or install a Mr. Slim Mitsubishi air unit which is a lot less than central air and can solve their problem for the few summer months that the temps will be uncomfortable.

@Brad Penley I would hold it and manage from afar while putting automatic rent payment systems in place as well as an app for maintenance request and secure a handyman in the area or two that can handle on call maintenance as needed. This way you can grow your Equity over the long-term and a really good Market.
