@Ryan Keenan You should absolutely accept every single rent check for each month that they stay but make sure you write on the back for use and occupancy only. This does not create a new tenancy for every payment. Please consult with your attorney of course but this is what I have been advised to do for over 20 years. Document everything in writing even if they call you write it in the file put a date and description. Raise your screening criteria to weed out the bad apples in the future. Best of luck.

First and foremost , Karen Rittenhouse'advice is spot-on .  Go to your local real estate investor association and speak to people there .  Secondly, I can tell you from first-hand experience that investing in single-family rentals  is a wonderful wealth builder and cash flow provider the key is to making sure that you have enough money to cover  any vacancy lods in between tenants.  Additionally, the gain far out weighs the risk if you have screened your tenants well.
