I’m interested in finding out more about seller financed properties that you have.

Also, what is the vacancy rate in Winter Haven, Lakeland and Polk county? I have heard that it takes a long time to get vacant units filled in that area compared to getting tenants in Orlando.

It's pretty easy to manage a STR yourself with Airbnb and VRBO.

I managed my STR in Santa Rosa for 2 years until covid hit, and I had a great cleaning lady helping me out.

The county is talking about limiting the amount of new STR permits in Sonoma County, but I'm not sure if they have implemented it yet.

Wow! Sounds like you have gotten your rental systems together and they are working great, despite having purchased your house without having the systems beforehand. Congrats!

I’ll have to try out tenant cloud.

I also enjoy listening to Joe Asimoah’s podcasts. His ever-present laugh and his funny stories make his techniques memorable. His technique of visiting potential tenants houses as well as fixing up his rental houses really nice so that they are in demand for section 8 tenants is a pretty cool niche idea!

I second your compliments of the group, as I have been recently welcomed to the meetup group, as also.

@Zachary Waterman- I encourage you to attend the next group meeting, as they are super informative. Last meeting was from a wholesaler explaining his process for finding houses, and he gave some great insights! At a previous meeting, someone brought a property that they were looking at buying, and the group helped to analyze it for cash flow potential.

Sounds like you have had great success investing long distance. Why did you choose to invest so far away from where you live, rather than in Orlando, which is growing like crazy?

Also, how do you vet your tenants in addition to doing the employment check and background checks? Do you take a trip to AL to meet them in person before giving them a lease?

I’m curious as to why someone should put as little of their own money as possible into a purchase. Now when the market is high would be the worst time to put as little money as possible into their purchase because there is a good chance that we will see a dip in prices in the next 6 months and when someone puts down 3% on a purchase, they will have little equity and if prices drop 10% they will be underwater.
If prices drop and OPM is in the deal, the other person might ask for their money back, then the owner would be in trouble if they don’t have the money to pay.

I just saw your response.  What transfer papers do I keep to show in the year 2040 that my HSA is "in place" and I have retired from my job in 2035 and no longer have the HDHP insurance, and the HSA had been transferred to an index fund in my Vanguard account back in 2020?  I have heard that I need to save all my receipts and take distributions from the Vanguard account the same as the medical receipt amounts to show that the distributions were qualified medical expenses from 10-20 years previously. What does the IRS need in order to show that the Vanguard account was previously an HSA account?

is it true that I would not get taxed on any gains in the vanguard account as long as I take distributions in 2040 with proof of the medical expenses from back in 2020 or in 2030, even though I contributed to my HSA with pre-tax money?
