Hi Taylor,

Thanks for your response! I am actually looking more to get a loan in the US then use that to buy real estate in Japan.  And for that I would need a seasoned company because if I start one now I would have to wait a few years before I could probably get a loan.  Will look up Terry Yonker though! Thanks!

Hi!

I am currently living abroad and want to get into real estate investing. I was told that it was possible to buy a shelf corporation in the US to get a loan from a bank to start purchasing RE abroad. Does anyone have experience with that or know of a CPA or tax pro that has experience with this?

Hi @Michael Nowosadko!

So you are still in the US now?  That's great! If I were you would do it while you're in the states before you go to Australia (of course don't rush to do it before you leave. only if you have enough time).  You can always get a property manager! I am currently living abroad myself and and trying to invest back home.  I wish I was in the states so I could at least meet people face to face.

Hi BP! So I have been advised to get a Pre-approval with a lender from my agent and it seems like she means completing the pre-underwriting process as well.  My questions are is this necessary? and if they do the underwriting now, then I get my offer accepted, am I locked in with this one particular lender or can I still shop around?

Hi @Chris Nelson!  A bit late to the party, but just came across this post! Did you have any success with this?

I am kind of in the same boat!  I started looking into buying property here in Osaka and it is quite hard if you don't have permanent residency or are not married to a Japanese person. In addition to the bigger pockets group, if you check out Meetup.com there are quite a few in Tokyo for buying real estate as a foreigner and I believe they occasionally have workshops and such. (Although I've never been so not sure if its any good!)  Good Luck!!

I'm a newbie myself but I agree with Tim. I think you definitely want to try and do your due diligence before close just to see what it is you're actually dealing with and if its too much assign the contract fast preferably before the closing date. I think if you wait til after worst case it could be a terrible property that may be hard to wholesale and you'd be stuck with it. Good Luck with everything! I hope it all works out!
