Yes, they're cheap because they're non-warrantable.  However, you can buy one and sell it to another investor as turn-key.

Going this route, are you going to be the one responsible for evicting the late tenants, or is your contract saying that the seller will deliver the house vacant?

Thank you for sharing!  I would love to do this.  So is it a matter of just contacting the bank and asking for a list of their foreclosures, and negotiating a price with them?  Do you know if there is risk for the title not being clean?

Hey Duane!

I honestly don't think waiting will work. This is because $500K today may not get you the same thing $500K will get you in five years.  So if you are thinking you can get a multi-family in a certain area for $500K today, chances are than in five years, it won't be the same (and it's a good chance it will buy a lot less.)  You are also missing out on appreciation that you could never get back if you don't start today.  Maybe start small and work you way u.

Agreed on small local banks and credit unions. These are often missed and great-resources.  Don't sleep on minority owned and operated institutions, either.

Maybe I’m old school, but I just think it’s so weird to ask a tenant to handle maintenance of YOUR home. That’s YOUR PROBLEM as a landlord, since you signed up to own property. Can you imagine an apartment complex asking their tenants to fix the sink or toilet when it acts up?
