@Brian Garlington do you know if it’s legal to do an in-person interview? The reason I ask is because the smoking issue is very important to me, because I can’t have that smell in the walls. I know that if I can get in the same room with the prospective tenant, I can smell the cigarette smoke on them.

When you say, "double close," do you mean that YOU close on the house, and own it for a short time before selling it again to an investor?
This is the approach I think I'd like to take.
And I realize this thread is a year old, so:
- Are you still wholesaling in the Atlanta area?
Did you make your goal of 3-8 deals a month?
And would you still recommend wholesaling in this area? (Is it worth it?)

No, though she seems experienced, my realtor didn't seem like this is a normal question she gets from buyers. I could be wrong, however. I'm definitely going to go ahead and get it done. I may run into some issues down the road with termites, but at least it's good to know now what I'm working with before I sign the dotted line.

Hi,
Does anyone here get their prospective investment properties inspected for termites before closing? I'm under contract for a condo (the units look like townhouses because there are no units above or below your unit.) The seller does not have a termite letter (we're in GEORGIA) and my lender hasn't mentioned that this is necessary for me to get the loan. Still, on my own, I think it makes sense to get it to make sure I'm not walking into anything crazy.
In the event that there ARE termite issues or there happen to be termite problems in the future, does the HOA usually take care of that (since these home share walls) or is the homeowner on the hook for that? This is an older unit. (50 years old.)
Any first-hand knowledge about this is greatly appreciated.
