Thanks, @Patrick Liska.  I'm not into lengthy negotiations either.  My complaint is when someone says A and then does B ... or become unresponsive ... or say it will take X days/weeks/months and the project ends up being 2x or 3x longer than their initial estimate.  I'm also not talking about discovering things that take longer.  What I don't like is when they take my project, then begin taking on other jobs and splitting their time and unable to meet their promises.

I looked at the contractor forum link.  THANK YOU for providing it.  Too bad almost all the posts there are people looking for referrals.  Referrals are inappropriate for a nationwide website anyhow.  Better to get local referrals from your neighbors, e.g. use the Nextdoor app, not BiggerPockets.   What I am looking for here is general advise on how to work best with contractors so that both parties end up satisfied with a good job done.

I'm new to BiggerPockets. it seems a general challenge we all have is how to beat deal with unreliable contractors that make our real estate renovations an adventure-packed ride where we don't always know how much the ticket costs and when we shall arrive at our destination. is there a forum dealing with such topics?

Read eviction law very carefully.  It can take months to get the tenant out.  Hire an experienced lawyer if you haven't done evictions before.  The previous lease remains in effect after you purchase the duplex, so they have it until Dec'17.  Read the lease.  Not sure having a dog is grounds for eviction.  Check with local lawyer.  Be very careful of anything that could come across as discrimination.  Any legal step done slightly incorrectly or a typo means that whatever you just tried to do is invalid - and you need to start over - can cost time and money.
