I am in the process of attaining my RE License. I have lots of contacts in the business, and I am losing deals, mostly commercial. I may proceed into opening a brokerage as well. Wholesaling has been good to us! It just depends on your end game. All the best!

We do a few things:

Name and address of owner on card.

We use a real stamp.

We put on card " Call 24/7, no one will answer, we promise".

We use a call center to move fast through the fluff to get to the legit leads.

Podio to track everything.

You have some great idea's. Stick with them and feel her out. I wouldn't go straight for 30k. Instead, come down gradually. Not sure you will get down that low, but you never know until you ask. With negotiation, I live by one rule: Those that never ask, never get. Best of luck to you!

Agree with Stephen. It's smart to get title work done as soon as you have a signed contract. That's what works for us.

Transparency is a two way street. It is difficult to find honest investors that are genuinely interested in a legitimate win win transaction. As a example, if you, as a investor are set up to make 20k-30k on a fix and flip, we will usually make 10k-12k..sometimes more. Anyone that isn't okay with that...keep moving.

I recommend you do what every successful entrepreneur has done before you...JUMP. If you are interested in being successful, you have to jump. By doing so, you will learn what works, and what doesn't work. If you don't try, you will never know. Just my experience.
