It's better that you stay away for people like that. There are plenty of wholesalers that do things morally and ethically correct.

That is hard to say, but if you have investors that are interested in that particular area, why not negotiate with the seller and see if you can solve their issue while making a profit..

@Johnny Kang we are currently in 13 different markets and we see double digit response rates on a regular basis. It's all in the details in my opinion.
I too have great income, work when I choose, and never had to lie, cheat, or deceive to get where I am. Consider it two different paths to get where you want to be. No license and no laws broken. Life is good!
