33k Cash...based on these numbers. If you haven't already, you should ask lots of questions to the seller before making offer. Find out why they are selling, do they have a existing mortgage on the property, what is their rock bottom price based on repairs that need to be done, ect. Be transparent. Let them know your formula and why the offer is what it is. Good luck!

@Adrienne Bryson has it correct. You are simply looking to assign your interest in a property to a end buyer.
Do not let some attorneys distract you. There are many that do not understand exactly what wholesalers do! I have run into many..Just remember, never act or give any impression that you are selling a house or representing a seller in a transaction. That covers the legal concern.
