My tenant has a leaky faucet. I want to replace it. I would rather have something life proof instead of good looking. If there’s a happy medium that would be nice.
What is the most durable faucet?
I see nice ones for $70 but those can’t be good. I also see real basic ones that only come in chrome for $50. Where is the in between.

Well put. I told a couple people I was going to do this gift card incentive idea and they laughed and said things similar to what you said. But I figured I’d do it anyway.
The people I did talk to about it are landlords by choice; didn’t do the research; and don’t enjoy it to say the least. So, to me if you go into work his willing and understanding the process and treating like a business. Then these ideas should come naturally. Like you said they are like our employees and we are the owners.

@Filipe Pereira yea to me it’s crazy some people don’t see the reason behind the gift card or reward. It definitely helps with morel. If a landlord ends up getting burnt anyway; to me I would think “at least my best foot was forward”
If your tenant is doing everything they need to do and then some, and your me doing what you need to do as a landlord and then some (gifts cards or whatever) everyone wins.

That’s what I hear a lot when I talk to other landlords, they say “just fix things quickly or drop rent” but like you’re saying, fixing things fast is part of it, dropping rent isn’t going to, but for a tenant that is cooperative, pays on time, treats things like their own; to me it’s worth a couple bucks in a gift card and they also feel that gratification because The gift card shows recognition

@Ralph Poirier this is exactly how I look at it. I don’t pay for the cards I use points I earn. I could use the card myself but I don’t really care to and to me a $25 investment into my tenants is penny’s if it saves my hundreds down the road because they decided to replace all the light bulbs instead of calling me. Or maybe it doesn’t but I believe in 51/49 and so long as I put my best foot forward I can live with that
