What do you think about sending gift cards for the holidays to tenants?

Last Christmas (2018) my buddy and I sent out dinner gift cards to the tenants. I also did this for my tenants for Christmas in (2019). The idea is to boost morale and appropriation. What are your thoughts on this and do you do something for morale purposes?

@Derek DiPrete I did all the work I could on my first property because I had the time. But after doing something’s like painting. I realized I definitely will be hiring next for things like painting because I really don’t like doing it, when I could use that time to do something I like.

I followed the blueprint of life till I was about 22-23. Then realized it’s not what I wanted for my future. So I sold my house and bought a duplex.

All anyone said to me and I’m sure most of you reading this was, “I wouldn’t do that” “it’s too risky”. I talked to this one dude this morning who said that to me. I said to him....”don’t you have kids?” He said “yes”. I replied “congratulations, but isn’t that risky too?” He stepped back....took a second.....said “wow, you’re right, never looked at it that way”.

My point is, anything can be risky, but what risks are you ok with taking into your life? This thought process helped me to break out of the blueprint of life before selling my house so maybe it’ll help someone else.

P.S. not just any risks, but calculated risks......read a book

Lol, I’m definitely a “bro” kinda dude but not a “bro invested”, very true though, I see these posts every time i come on which isn’t often.

To the “bro investor” anything we do in life has risk and reward attached, I say take risk when possible......CALCULATED RISK. Read read read before jumping in to anything in life. If you don’t want to read about, you probably don’t want it that bad.

I know this post is a year old. But I just had bathfitter come in one of my units. It was $5000. I was very hesitant to go through with it. I do have a tenant in the unit and she doesn’t plan on leaving. With that said, the shower was hacked up from previous owner and definitely needed to be done. So I thought, if I do it myself it could be days before I’m done which would be fine if it was a 2 bathroom but it only has 1. So I pulled the trigger on bathfitter. They were very pleasant to deal with, and where in and out in 8 hours. Everything they touch they own for life (lifetime warranty). A few weeks later (11-15-19) there was a leak coming from the drain. I called them and they said “well chris, you paid for peace of mind, we will be there Monday at 7am”. And with no questions they took care of it and a couple other concerns.

Moral of the story is, if this is how they will conduct their service every time, then I’ll be doing more work with them. It’s one less thing I have to worry about. But it’s trial and error. Maybe I find it’s better to do it yourself. But like Brandon says. Maybe it’s not a good use of your time.
