I own a quad in Woodbury. Good cash flow. I try to avoid buying in the pocket east of broad and south of cooper, which is the roughest part of town.

@Brandon Rossi Im confused on the acquisition financing. You said they are loaning 85%LTV with no money down. Are you just buying them under market value and the bank is loaning on the value, not the the purchase price?

Looking for Wildwood NJ landlords that have insight on market and local regulations.
The area is appealing to me because because they already have a large supply of 5+ unit buildings, which is getting harder to find throughout the rest of southern NJ. Prices are also very reasonable.
I have heard that city regulations for landlords can be tough. Also that they aren’t keen on out of town landlords (not out of the ordinary).
Finally, are you making more money with short term rentals or year round rentals?

Hate to say it but condos just suck. Invest in south jersey. Making a ton down here.

I don’t believe so. I’m sure the law isn’t specific enough.
When the state inspector inspects my buildings it’s never been required.
