I plan on doing an all cash purchase on a single family in NJ. Is there a period of time that banks will make me wait before I can get a mortgage on it?

My partner and I do direct mail marketing and she does the phone sales resulting or starting from.  I'm looking to send a partner who does phone sales to a conference to sharpen her skills, teach her some direct mail marketing stuff, and embrace my insatiable need for metrics.  Web marketing is not really an issue.  Any suggestions on U.S. seminars/conferences in the coming year?

I have been looking into sheriff sales in Ohio online, and most websites may have the minimum bid and/or the appraisal amount, which is great, but for my purposes I need the amount of the mortgage upset/judgment lien/tax lien. Can anyone shed any light on how to get that number?

In general, what percentage of the full debt are subordinate mortgage holders willing to settle for following a foreclosure sale initiated by the primary mortgage holder?

A property manager for a 5 unit building I'm looking at told me not to mention that I'm a potential buyer to tenants. Instead that I'm from the insurance company. I saw some of the units on a couple of weeks ago. In terrible condition. Property manager is does not inspire confidence, to put it mildly. But what's with the insurance company thing? What would that accomplish?

I have a squeaky dryer in my rental. Fairly old. I used to live there and it was annoying. I would constantly spray WD-40 into it. Tenant is complaining. Having lived with it, I agree. So to fix it for a couple hundred dollars (that's the estimate from a neighbor whose company does such things), buy a new one, or buy a used one?
