@John Paul Terragnoli Does it matter? You can also go on line and submit a payment. I personally rather handle it myself so I know the timing. Plus they have enough other stuff to do it take like 3 mins to submit a payment.

@Parker Robertson you can't. But ask what kind of work they do, and what type of clients they deal with. Let them know a goals, and see if they can offer a plan you like to reach them.

Also you don't need the best starting out just need better than where you are at. Write down questions and make sure you ask them, but don't cut them off. You can learn more by listening then talking. Open ended questions and theory questions will be better than yes or no.

@Justin Turner Reach out to manufactures for the MH, and if you need funding for your systems look at hard money. Your numbers seem great almost too great but if are correct shouldn't be an issue lining up money.

@Damion Pryce network in person, and online. A lot of folks only lend to those they meet. Hone your skills and find deals if you find and or create good deals money will find its way to you. 

Always have a back up plan incase things go sideways.

@Josh Schaap like others mentioned look at a FHA loan to go with a low downpayment option. You can find some creative deals on SMF but you will still need funds to close them. As the seller is likely going to have depreciation recapture, and/or need funds for a 1031.

You can also look outside of owner occupied loans. There are different down payment options out there just have to have your finances in order. Best of luck!

 Not sure if that was a joke or not. But I say some people push the support animals or ESA's. Quite frankly is never an issue when I allow pets, but only seems to come up if there is carpet in the unit. 

For subfloor if you have extra primer or paint laying around can always paint it/ seal it.


 No, wasn't a joke. I just feel like some people get the service animal card. But to be honest I guess I don't blame them if it is hard to find a place that accepts pets. Have you tried using sealer/paint on plywood destroyed by cat urine? Seems like nothing worked, replacing it was less of a headache


 If it is destroyed not just replace that section, and seal it if you are going to throw carpet on takes another day and keeps it in better shape IMO. You could try with it but a day is usually worth more than a sheet or two of plywood.

@Jehanzeb Beg 2 days isn't a lot of time on no emergency info. Also give a deadline if you are wanting an answer vs just let me know. How have they been the other 10 months they were there? What does the place look like? 

There isn't much info here other than one conversation that didn't go as you wanted but might not have been completely clear in what you were expecting. 

Hope things work out how you want it to, but make sure you set expectations very clearly.

@Brian Cassanego venmo and zelle can be a good option. What ever works for you and your tenants. As you scale look into a PM software, but for 2 units likely isn't worth the hassle.

@Zach Shull you homeowners should cover the guest house, but a umbrella might be good for additional coverage. You might need to add a Landlord clause to your policy. Get with a broker or your agent and see what you are covered for now, and what you actually need. 

Also think about who is giving you advice. If the agent says you need a umbrella ask him why, and then why your current policy doesn't cover that. Umbrella's only pay out once the underling policy is tapped out.
