We love the Atlanta market, but the pricing has inflated to such a level it doesn't make sense for us to buy there. We have been in markets that we can get great properties at a much cheaper price and better cap rate compared to the Atlanta market. We deal in markets such as Kansas City, MO, Birmingham, AL, St. Louis, MO and Columbus, OH.

Houses in these price ranges and like any price range need to have a good support system. We buy several houses in this price range, but we have a good support system in our property managers and contractors that rehab the properties. If you have a good support system, properties in the lower price range can be profitable for an investor. You do need to be cautious on the areas you are buying these lower price range properties.

@Joseph MolanderIs the property rented currently? Make sure you set a limit on what they can repair without approval. I agree with Zach that having a good property manager is more times than not the difference between making money and losing money.
