If you are looking for higher cash flow with a low initial cost to purchase the property, I would recommend some of the states we are in which are Alabama and Missouri. We love these states because of the low cost and higher cap rates. just my advice based on experience in these states.

We typically purchase the lower prices properties. We enjoy these cheaper properties, because the cap rates are typically higher. You do have to be more cautious about the areas you get into. I would only recommend getting into those properties if you have people you trust in those area, or you are a local investor that can handle issues that arise with those properties yourself.

There are pros and cons. The nice thing about a duplex is it does provide a little diversification. If one side stops paying rent, you still have the other side to pay rent. However, you can still get this diversification with buying two properties. Just depends on personal preference in my opinion.
