Found some good land with great upside for a manufactured home in AZ, need to find a lender that will do it, so I don't have to do owner occupied. I have 20% down, if needed.

I had 3 renters get laid off, only one is getting paid leave, but at least they contacted me right away.

You can always jump on the schools Facebook pages, there is probably one dedicated to students finding housing rentals.

I'm renting out rooms, and the income is more than mortgage and utilities. I want to find a lender who will accept this as income, any suggestions folks? I want to do the same strategy near Gilbert, AZ where my kids live so i have a place to stay the half of the week I'm there instead of renting a hotel or a room.

Try craigslist and roomates.com. You can get more for a furnished room, i just make sure i get a mattress protector. When I first started out I let the residents furnish their own room and after having to replace trim and patch holes in the walls, IMO furnishing saves you money. I like to do a trial run on craigslist before the room is ready to see how many hits I can get in a given price range. I live by an AFB also, so I have the NFL Sunday Ticket and charge extra for it for residents to have access. Your area will vary, though.

There are alot of great investors (real estate) on here. With a ton of knowledge, so I totally don't understand their remarks on here. The other times there was a recession talk they had some great points and there wasn't all these caution signs. Truth be told I have only flipped 2 houses, but....I have been studying the market and everything I could since 2008. I was 1 of those people that didn't file bankruptcy but take on extra jobs to keep my house and my kids way of life. We have already hit the top we can look down for a while...If Trump softens the trade the trade war and the Fed Loews interest rates we have about 9-12. Months. The orange bafoon loves the attention, so I am sure we'll get there, but we are here and nobody can fix it. Plan accordingly...

Let me know if you want to sell, if you move more than 50 miles for a new job. You may owe no taxes from a home sale.

If it's gonna be a shared bathroom, have a time limit for each use. Like 30 minutes or something. Have them or provide TV's in each room that have headphone adapters, so as to not bother other renters. Furnish it, the last thing you wanna do is have your rental over run in the garage or the rest of the place with someone trying to store their stuff or have you pay for damages done to their stuff. I would not do pets, you may find a good renter and the other may be allergic to cats. Month to month rent, makes an easier option if it doesn't work. For common areas if most of the renters have the same schedule, I would say no loud movies after a certain time during the week.
