This post made my day! I didn't have much money upfront work 40+ hours a week, and bought a fixer. When I get off work I'm installing cabinets, putting in floors, doing drywall, and other misc. until I go to bed (every night). When this one is done next month and sold or rented. I'll do it again and again until I don't need to anymore.

Storm water engineering requirements in my county(Kitsap) and Washington are costly in general, and will typically drive project from good to bad depending on requirements. The county will allow you to set up a meeting with them and allow you to ask questions with community development, and associated players.

I am a newbie also, if you can find a house that will pass a VA home loan inspection, but needs a little work that works. The VA is pretty strict, but as long as not structural. You could put in new floors and paint and make a little money to have some money down for a real flip that needs more cash.

I'm in Kitsap county and will either be looking into an adu or 5 dwellings on an acre I own. 

Please share if you found a good one in Kitsap County. That is where I invest.

I am just speaking about where I live. I keep hearing my co-workers complain that housing is unaffordable and the prices keep going up and wages do not. Everybody I work with makes a good living. So to hear them say it's hard for them to afford housing, it lends some credence to the argument of some type of correction. Prices are still rising and deals are gone in less than 24 hours here.

 It floods there frequently and you really have to be careful of the neighborhoods you invest in. Good neighborhoods are close to the one bad ones.
