Erentpayment works good for me after I switched from sparkrent.  It adds late fees and sends reminders.  It cost $3 per transaction which I split with the tenant.  

If it's smartmove, the tenant pays the fee, not you.

I have used smartmove for years and am very happy with it.  The tenant pays for the credit report and smartmove emails you a recommendation.  You see their payment history.  Easy to use.

How disturbing, reason 912 to jack up my deposits.

I haven't seen rents go up so quickly in 15 years here in San Diego.

I just changed the late fee starting on the 3rd instead of the 4th.  $20 and $5 added for each additional day.  Let's the tenant know you need the rent now and not later.
