I put some of the tenants stuff in the patio and told her she can retrieve it from there.  The rest of the stuff I trashed right away and it felt great after all the misery she put me through. It looked like she left in a hurry, trying to avoid the Sheriff coming to evict her.  I never heard from her again.

That's good to hear.  It's the sheet vinyl.   My tenant just threw an area rug for comfort and

it looks nice. 

Plumber told me to get rid of the disposal and get a basket. I'd rather have the disposal.

I do tell the tenants to throw all food stuffs in the trash and not the disposal.  Plumbers are 

expensive.

Replaced carpet with Vinyl flooring.  Didn't think it could get damaged but the tenant slid

his bed and with it came some of the tile.  

Great if you accept pets.

The mold smelling tenant.  I let my tenant break the lease and asked when was the soonest they could move out.  I'm glad she left.  I lived in the place for 2 years and did not have a problem with a mold smell.   

Get them out fast.

I replaced the carpet with vinyl flooring through out and the odor disappeared.  It then rented very quickly.  Carpet and pets don't mix.

San Diego is expanding the Trolley System to include the Mid-Coastal area.  

A new trolley station will soon be built within walking distance to my rental.   

This should make my rental more attractive and profitable.  Looking forward to 

higher rents in the area.

I don't know how some apt. complexes offer only $400 deposits in San Diego.  

After an eviction, I would never offer a low deposit.  I would lower the rent but not

the deposit.  Deposit is like insurance for the rogue tenants.

Become familiar with Nolo press.  They have great leases you can use.  

Good advice about the stripper.   I was a green landlord and rented to her with a consignor, but bad credit.  She destroyed the place and had to be evicted.  

What a nightmare.  She taught me a lot though.  Never discount on deposit.  Never rent 

to people with bad credit who have no checking accounts.  And no cosigners.  She 

educated me on how low some people are.  She only lived there for 40 days, but those days were a nightmare.  Never again.
