Yes, that contract allows them to seek specific performance (make you close).  The overwhelming majority of the time sellers just take the deposit and allow buyers out - especially if there is financing.  Unsure if 5K is a large or small deposit based on purchase price.  That being said, I have threatened specific performance a number of times and filed suit for same based on the very same contract you are using.

As noted above, you can file an amendment to the articles anytime.   The form is right on Sunbiz.

Assuming by seller financed you mean a deed transfer with seller taking back a note/mortgage (as opposed to a contract for deed), it would be out of the ordinary to have such a restriction.  That being said, you or your attorney need to be sure that no such provision exists in the mortgage.  If you are talking about a contract for deed, odd restraints and provisions are more likely.  I would recommend that you talk to an attorney in your area to be sure you are aware of your rights and obligations.

The Department of Business and Professional Regulation handles all licensing of real estate brokers,agents, and brokerages.   Google "Florida DBPR".   First screen on their site has a button for "license lookup".

Your parents should speak to a lawyer and let the lawyer know the relevant facts and what it is that they are trying to accomplish with this transfer.   Doing it right should not be very expensive and will likely save them/you money in the long run.
