Hello everyone! I am wanting to get started investing in long term buy and hold single family properties (specifically BRRRR). I currently live on the illinois side of the river, but am very interested in learning the St. Louis market as it appears to be a stronger market in general. Hey BP family!
I am wanting to get started rehabbing, but unsure of the process for purchasing from wholesalers.
Is it the same process and due diligence as if im purchasing from an agent?
Also, does anyone have tips for finding great wholesalers?

What amount should I require the tenants to obtain in renter's liability insurance coverage?
This will be for tenants renting by the room in a SFH in Illinois.
