I use the TAA lease and you do have to join them to get access to the lease and addenda. I don't remember what the cost was to join, but it is fairly reasonable. 

I second Marian about reading the lease to the tenants. It's long so I don't read the entire thing, but I do read the really important bits and I highlight them.

Welcome to BP! There are a lot of great resources here and like Guy mentioned you should definitely start attending the local REI meetings. They will provide you with a wealth of information about investing in the Austin area!

Thank your for sharing your story. It will definitely help me know what questions I need to ask if I ever partner with another investor on a deal! Glad that your first solo flip sounds like a success though and look forward to hearing about it!

@Phillip Gonzales My husband and I are 100% partners in our real estate investing. I think what helps is that we are on the same page as far as our financial lives go. We have really talked about what our future goals are and what we need to do to get there. When we first started dating my husband had what I thought some crazy ideas about money. I was very skeptical to say the least. We wanted the same things. His thinking on how to get there was just a little bit more outside the box than what I was used to. But he showed me what we could do and how it would all work and I became intrigued and started doing my own research on it.

 For us we want to be making enough money to replace our current income so that we can quit our jobs and work together. We decided the best way to do this was to start investing in real estate. This was all discussed extensively before we were married and I think it's made our relationship stronger.

It might help if you talk to her about they type of life you see yourselves living in five, ten, fifteen, twenty years from now. Once you know where you want to be you can talk about the best course of action to get there. Show her how you can get there. She might just decide she is super interested and want to learn more and get involved!

My husband and I are also new investors in the Austin area. We attend a lot of the local REI Meet Ups and so far they have all been welcoming to new investors. We've definitely learned a lot by attending these meetings and I would highly recommend them!

My husband and I invest in the stock market and real estate. We invest in dividend stocks and let the money from the dividends reinvest back into the stock. It's pretty passive for us. We don't watch it on a daily basis or anything like that. It's a long term hold and we probably won't touch it until we are well into retirement. 

We also have two buy and holds and plan to add more to our portfolio. I think we both feel better being a bit diversified, although the larger percentage of our investments will be in real estate.

@Andrew Jordan Welcome to BP! My husband and I are also in Austin and are just starting to get into real estate investment as well. We've been attending some of the local Meetups and they have been really helpful as far as gaining new knowledge and meeting other investors in the area. Good Luck!

@Account Closed Which real estate meeting are you attending? I've been to the RENC meetings and to the Real Estate Launch Pad meetings that generally are on Fridays in North Austin.

@Jon Klaus I see you are from Garland. One of our properties is actually in Garland! We haven’t seen the property in a while and so might actually be heading up that way in the next month or so to do an inspection.

The long term goal is to have enough passive income to support our current lifestyle.

I plan to start with rehabbing and wholesaling. Then I will use the profit from that to invest back into the business and to finance some additional buy and holds. I met a contractor yesterday and he was talking about buying lots and building new. That sounds like it might be a fun, but way above my head right now! Perhaps when I have more experience I will look into taking on such a big project.

I’m also interested in looking at some owner financing as an alternative to buy and holds. I don’t know very much about that yet, so there will be a lot of research involved before I take the plunge on that strategy.

It seems pretty simple when I just write it down, but I’m sure it won’t be that simple in real life. I have a plan and I’ll just be trying to stick to it as closely as possible!
