Ok rent will not be that high around here, be like 1300, plus who has 200k in cash laying around, lol

Your profile has you as an investor located in Durham. If this property is in Durham then do whatever you can to ensure you get a really well qualified tenant. The Durham court system is not known for being landlord friendly and good screening on the front end goes a long way in helping avoid tenant issues that end up in court.

You say there is an under supply of rental housing??? Have you looked , there are tons and tons of houses of rents in the area

The last topic I responded to you was locked because you don't accept the answers from the multiple people that are giving them to you. Restating your question doesn't really help. No one can give you SPECIFIC answers to your questions, because on a chat board, we are just going off our own experiences, which are not your experiences. There are so many variables in any situation that it just isn't possible to be specific. We've told you the numbers look high. I have told you some figures I have experienced in the past. I will not be responding to this topic any more, but just encourage you to accept the answers you get on the boards a good general advice and be happy with them.

I am located in NC, i am trying to get around about price of how much should i expect a rehab could cost, i know the cost will vary greatly on what I will do to house, but let say a 2 bd and 1 bath house, 1k sq ft, with new floors, LVP. And a whole new bathroom and kitchen, i got a quote for 10 to 15k for floors and 15k to 25k for kitchen and 8 to 12k for bathroom, obviously depends what finishes i put in there but for a rental with avg finishes, seem kind of high for price, any one here have any prices they like to share that lives close to NC, i know different areas are price different, thanks
