We do very similar to J Scott.  I have a spread sheet we use to go through home and detail all finish materials and SOW's.  We then provide material list and SOW to contractors for bids.  

The spreadsheet builds a materials list with Lowes SKU numbers that we give to the pro desk at Lowes.  They work up a quote (7-20% discount) and we pay with our LAR account which gives use another 5% off.  If we get our usual guy at Lowes then we use online gift cards to fund the LAR account and get another 8-10% discount.  Lowes then delivers all the materials to the site.  We go in the store once to drop off the quote and fund the LAR account.  I no longer waste time shopping around.  Quick, easy, delivered, and all while I am looking for more houses.

We just paid a local cabinet shop $15 a door for MDF.  Find a local cabinet shop in your area and I bet they will beat the big box stores and online.

Out of town vacant lots seem a bit speculative to me but if its something you know then go for it. I have started investigating some spec building, but not ready to make the jump yet.

I started with about 15k and used it to flip mobile homes.  It was great for building capitol and getting experience at the same time.  Once we were successful with that then investors started coming on board.  We now own 9 rentals, have flipped 4 homes, flipped I don't know how many mobiles, and own a real estate brokerage.

We are in the early stages of working with a local fellow BP member who is close to your situation, 15-20k of capitol.  We are discussing partnering on one of my flips.

Welcome @Frankie Bennett.  You have come to the right place or information and are in a very strong area to start your investign career.  Feel free to contact me if I can help with anything.

This depends completely on your level of experience and the trust/relationship with the financier.  If you are new to rehabbing, as I am assuming you are, then the split favors you to much.  As you gain experience then the split can and should move in your direction.  

I am working on flip number 5 and 6 (not counting mobiles) and my split with the investor is 60/40 my favor.  These are also the first 2 flips he has financed for me 100%.   The amount of time to locate, purchase, and manage a rehab is significant and takes education and experience.  Those should be rewarded when you have acquired those skills.  Also the cost of direct mail and other marketing must also be considered.

Best thing to do is find a local mentor and save up some money.   After you have a some knowledge from your mentor then take your cash and partner with someone with a split based on the amount of cash invested but also experience.

No it didn't.  I tossed around leaving Podio and using Google docs but in the end I think there are some things I like about Podio.  Would love to get together and start a group to discuss ideas and solutions.
