For the details, I used a Florida LLC, 2 properties (SFH, Kissimmee and Fort Lauderdale) in it, a Florida based CPA, one of the property has a mortgage, it was really hard to to obtain as non resident, and on very bad terms. We are selling now, but I will come back to US market, when I build more wealth.

I registered my LLC first. Then applied for EIN (form SS4). Then Applied for ITIN at the same time as I did my first tax returns.

Regarding credit rating. Most agencies use Social Security Number (SSN). But as a non resident you only get ITIN. Anybody knows how to build credit rating with an ITIN only?

Very good advice Sam! I am Bulgarian/French living in London UK and I bought 2 properties in FL via a LLC (I own 50% and my Mum 50%, she lives in France). I registered using Legalzoom. Later I found a CPA. I started with a legal firm supposedly catering to foreigners and it was a disaster. I later found a CPA here on BP and I am quite happy. I am not happy with my bank BBVA Compass - bad internet banking and limited services. I would like to find a new bank for our LLC account with good internet banking. We bough one house with cash and the other one with a very expensive ARM loan. It was really hard to get a loan as non resident.

Sei, I used legalzoom online service for the LLC. As for the transfer contracts, I used the attorney of my realtor.

I have invested though a LLC. It is not really a company but more like a partnership. You don't need a bank account. You can wire funds directly to the attorney from your account in Korea. You can open one later

I own one SFH property in Kissimee. I can refer you to my manager if you need.

I have a personal account with HSBC. They don't do SMEs I think in USA. I opened an account for my Florida LLC with BBVA Compass. But I am not happy with the services they provide.
