One thing that puzzles me, is it possible to have credit history as non resident? I do have a TIN, bank accounts, credit card, paying back a loan every month and a history of rental income. However Credit Agencies want the Social Security number which is only for residents.

Hi I have one 5 year ARM with a shady small bank in Florida and I will need to refinance. I also have SFH bought with cash that I will be happy to refinance. I am non resident alien. So I am also seeking advice.

Why do you have to depreciate everything? In Europe we generally don't depreciate expenses over year. But I think in USA you don't have to depreciate expense, it is a choice. Am I correct?
One thing for sure is that you depreciate the property in US, which is nice :-) In Europe you can't do that I think.

I found the key issue in US vs Europe is the operating costs, legal nonsense and legal risks. You have high taxes, high HOA fees and everything falls apart every few years - maintenance costs are very high. Example in Florida, Roofs melt down under the sun and you need a new roof every 10 years. In Europe you never change roofs. Then you can only do short term rentals in specific communities, where there are specific rules and HOA fees even higher. So I decided not to do that.

I am not US resident and own 2 properties there via LLC. Next to impossible to get funding.
My advise would be to start with a SFH and a mortgage for BTL (Investment) and only use some of your money for down payment. That way, you will
- Learn a lot without risking all your money
- Build credit score for you future loans
