Join me for the first, New Haven County Morning Meet-up. There are a few networking events around the states but most of them are in the evening. We will be meeting at Starbucks in Wallingford on June, 16th at 6am to network and help each other build our real estate businesses. Whether you have been investing for 50 years or have yet to close on your first deal, this event is for everyone. I hope to make this a monthly event on the 3rd Friday of each month. Whether you have a deal, looking for a deal, flipping, or holding you will benefit from this event. Share experience and stories while learning and helping others. This event is open to everyone and feel free to pass this along to anyone you know that is interested in real estate.

I closed on a duplex this passed February that is in Wallingford. it barley meets the 1% rule but it is in a great neighborhood and the demand for rent is great. I did an open house style showing and on the first day had three people offer to put a deposit down to hold which drove the price above asking. Cash flows around $225 a door. Not all properties are going to work at the 1% rule but most decent properties in CT will not meet a criteria much higher than that.

The New Haven meet-up is back! We will be meeting at 7pm at Box 63 on Tuesday June 7th. This is a great networking event with introductions starting at 7:30pm. During the introductions, feel free to share your experience with real estate, what you're working toward/focusing on now, and any special skills or knowledge you can share, etc. Open networking will continue after the introductions. There are no lectures, speeches, or upsells; there are many other organizations that run good groups to fill this need. Box 63 is letting us use their space for free, so to return the favor I ask that each person please purchase at least one food or drink item.
This event is great for everyone: Investors, Brokers, Wholesalers, Attorneys, Lenders, and beginners. It is open to anyone who is looking to expand their real estate knowledge. Feel free to bring a friend and tag those you think would like to attend.

Hello BP,
I am curious to see how other investors have handled their significant others and family when working toward their real estate goals. Has your wife/husband/boyfriend/girlfriend been supportive of your dream to own real estate or flip houses? I ask this question because I am sure there are other investors out there or people that want to invest but do not have the support of people closest to them.
In my case my girlfriend of 7 years does not understand what I am trying to achieve with investing in real estate. I just purchased a two family house and we are doing a little house hacking living in one unit while renting out the other. I would like to continue doing this with another property and maybe even do a live in flip on a SFH. She works very hard as a teacher and even part time in the evenings at a restaurant. I think the disconnect is similar to every ones favorite Rich Dad and Poor Dad. She believes that by working hard at her day job she will be able to live a comfortable life while I want to make sacrifices now to invest and live more than comfortably in 10 years.
I am sure there are plenty of other people out there that are in a similar situation and I think it would be helpful for everyone to share their situation and how they are dealing with it.

I closed on my first multi a couple months ago that I found on the MLS. House hacking is a great way to get into real Estate investing!

Just wanted to give a quick updated. I have been meaning to post for about a month but things have been crazy since I closed on the property. As part of the agreement we stated that the second floor unit must be vacant. Luckily it was the tenant that was month to month and there was no issue with them leaving. I am not sure how it would have worked out if the tenant was on a lease. Sorry I didn't have that information for you but when you do get an answer please let me know!

Thank you for the advise. Would have never thought to have that as a condition before closing. Still working on getting a hold of the town. I called multiple time but the person I need to speak too has not gotten back to me. Will keep everyone updated.
