Hi Patricia,

I think you'd find a better deal in an older area and get a fixer-upper.  Areas in Houston like Oak Forest/Garden Oaks, Lazybrook, and Houston Heights are areas that my networks looks.  More people and businesses are moving to this area. You could get a dump, fix it up, and rent it out.  I'm not sure where you are located, but I could get you in touch with some property managers who could help you determine the rents in certain areas.  Also if you ever wanted to talk about rehabs, I'd be happy to jump on a zoom with you!

I'm local to Houston.  I'm not a wholesaler, but I work with many of them for my own work.  Are you open to an intro to my group of wholesalers?

I use Anderson and am happy with them. Whenever I need a new LLC and operating agreement, I just send a quick email and I get all of that and our EIN. They've been helpful with my trust and entity set up strategy.

My own experience, which could be different from others.  I like Keller Williams because of the training that they offer.  I found the training to be excellent and it had a very good support staff.  eXp didn't seem to have a similar set up.  For a new agent, the training and camaraderie in the office is extremely important to professional development.  eXp may have these in some locations, it just wasn't the case in my situation.  Just based on my experience, I like KW more.  But like I said, this is just my experience and someone else could experience the complete opposite.

Hi @Ben M.!

Speaking on behalf of contractors.  For us, if you are able to get us access to the unit a few weeks prior to closing to come up with a SOW and estimate, then get on the same page with you regarding your vision, then we would be able to get started most times on the first day.  Be sure you don't start the reno planning just before or after closing.  That is going to delay EVERYTHING.  Also be sure to know what you'd like to do (reference the home inspection and what types of finishes the neighborhood is using to attract tenants) so that you don't find yourself requesting changes to the scope after it started.  This can cause delays and will also affect your budget.  I'd be happy to jump on a call or zoom to talk about your vision and what you'd like to do.  No obligations here.

Hi @Marcus Binion!

I owned and operated a PM company in the Pierce County area.  We grew to 260 doors in about 2 years.  I would say that you should have a really good website.  Most of our leads came through our network, but we started getting a ton of online inquiries over the last year of business.  

I used DoorGrow to host my website, which was about $200 or so a month (I can't recall specifically).  They did a great job on the website and their "Gather Kuddos" program.

I am no longer in the PM business as we are narrowing our focus on Construction in the same market.  If there is anything I can do to help you out or if you wanted to chat about PM stuff, don't hesitate to reach out!
