I have been looking for small multi-family units and just purchased a duplex in NPR with the help of @Brandon M. I haven't even put it up for rent yet and have already had a couple of inquiries, so it seems I will have no trouble getting it rented out. Each unit is a 2BR 1.5BA with over 1,000 SF on each side. As far as rents, you can see what is listed for rent on Zillow or spring for a rental app that will aggregate all the information and give you averages in the area. It depends on size of the house and area of town.

Thanks Bill and Kim. I use a property management company. I was only asking anecdotally, what people experienced with certain types of unit sizes. This is good feedback. Thanks. I maybe should be more open-minded about unit types and trust the PM's screening process (after vetting the PM of course).

I wanted to get some opinions based on experience with renters comparing 2-bedroom units (and above) vs. 1-bedroom and studios. I currently have a duplex (each side is 2Bd/1Ba) under contract. I'm looking at additional multi-family properties (Pinellas County and Pasco County, FL). My initial thinking was to try and stick with properties that a family could rent out, thinking this would be a more dependable tenant population. And a population less prone to trash my property. I have avoided looking at duplexes, triplexes, etc. that only have 1-bedroom units or studios, but I'm wondering if I should reconsider? Single people need places to live too. I know it depends on many factors, but I'm curious about your experience with tenants and 1-Br and studio rentals. Thanks!
I think Aaron is right. A couple items for reference: Short book from people at North American Savings Banks in Missouri (one of the few IRA lenders. I have only found two) "Leverage Your IRA: Maximize Your Profits with Real Estate". You might also want to search Bill Bronchik's site www.legalwiz.com. He set up my IRA LLC.

To clarify I didn't use an agent to purchase the SFR in Pasco County, I got that through a wholesaler, hence my question about realtors.

Hi, can someone recommend an agent in the New Port Richey, FL area that works with investors? I have been looking in Pinellas County, but actually ended up purchasing a SFR to rehab in Pasco County. I would like to invest more in Pasco County.

Hi, I was hoping someone on BP could give me a recommendation for a contractor in the Pinellas Country (St. Petersburg) area. I have a realtor in place and project manager, but an opportunity on a rental property has come to me and I need a contractor. I live in Maryland. Obviously, I can search online, but wanted to check here first with BP members for recommendations.
