Hi,
I invest in FL, but am visiting relatives in PA and came across a SFR that is a potential fix and flip. I don't know anything about wholesaling in PA, but wanted to reach out to local BPers in Westmoreland County to see if there are any nuances in wholesaling a property if I happen to get it under contract.

Post: Private Lending and the BRRRR Strategy

Hi BP Members,
I finally have my first off-market deal (a planned BRRRR) and it happens to come right after I have invested in a my first flip! So, I'm looking to use private money to fund the BRRRR. I have people in my network that are interested in investing with me, but I'm wondering what are typically the mechanics of private loan for a BRRRR? Let's say I'm offering 8% for 12 months and I will make monthly payments for the lender to fund the purchase and rehab costs. And then 6 months later I refi out and pay them their principal. I'm assuming I treat it as a HML and they get the 8% for as long as the loan is outstanding - in this case 6 months. I know there could be variations, points, etc. but am I missing something?

Hi Fred,
I own a couple of rentals in Port Richey. Mine are smaller, just over 1,000 SF, but I get over $900 in rent for each. You can find rent-ready homes on the MLS in Port Richey for a lot less than $133K that would get you closer to the 1% guideline in terms of rent to market price. I don't invest in Port Richey for appreciation, just cash flow. Port Richey is a blue collar, working class neighborhood. I love it. Great rentals, but not like Tampa proper.

Thanks @Michael Le and @Joe Hughis. Michael you are correct and that the NDNC is an over-arching agreement and not just for one property. I had signed a separate NDA for a single property, that made sense. Joe, I have don't know the broker that well which also made me skeptical about signing. I'll push back a little to see if can be customized and see what they say. Thanks for the input.

Hi,
I have purchased a few residential properties, but want to start looking at commercial multi-family. I have reached out to a commercial broker who wanted me to sign and NDA/ Non-Circumvention agreement covering 1 year. I never signed any agreements with my residential agents. Is this normal for the commercial space?

I have a lead on a waterfront (canal)lot ~5200 SF in Hudson Fl. It currently has a mobile home on it. Based on my conversation with the seller, the mobile home is trashed. It appears to be zoned 0RMH. It looks like either stilt homes or other types of modular homes can be built in this area. I typically invest south of Hudson and haven't done anything with building new houses, so I wondered if anyone had any insight on costs of removing the old mobile home, permitting and getting a new home built on the lot.

Thanks @Kim Meredith Hampton, @Christian Wathne, @Colleen F., @Ryan Murdock, and @Jeff B.! I like the survey idea. That's why I asked the question. I didn't want to interrupt the tenant PM connection or appear to diminish the PM's authority. Everything seems to working fine, but I wanted to keep tabs on the PM. I have experienced some poor communication from the PM to me on some issues, that's why I started wondering about the PM's communication with the tenant. So far everything seems ok. No need to rock the boat. Thanks to all this was really very helpful.

Hi,
I have a SFR rented out since October and I used and am currently using a PM. I was wondering about pros/cons of sending a note to the tenant, basically a "thank you" for renting and a contact number should the PM not provide excellent service. Cons being I don't really want calls from the tenant unless the PM is doing a poor job, but I won't know that if the tenant has no way to contact me. Contact would be to a business number and company name, not my personal info. I want the tenant to be happy in the home so they hopefully renew their lease later in the year.
