Hi @Paul Lim, what type of deals are you interested in funding? Buy and hold, BRRRR, new construction, etc.? Small banks and credit unions may have some unique lending options depending on what you're looking to do.

@Terry Miller, what about a house hack, a partnership, or using hard money for a BRRRR? Many investors don't leave large sums of money in their properties, but they do need to get more creative. I also agree that looking in Pennsylvania could be a good move if you plan to use your savings for a down payment.
