@Eliza Puente  Congratulations on making the decision to get started! This website will be your greatest resource for education and advice, take advantage of it. The only part I can give you any solid advice on is choosing a Realtor. You need to remember you are not searching for a new best friend you are developing a professional relationship. You may have to kiss a few frogs before you find the right one but you want a Realtor with whom you feel comfortable and connect with. This is only my opinion but I think the best way to start is to ask your friends and family if they have a Realtor they've worked with in the past. The other way is to just start interviewing and when you find the right one, stick with them, a good Realtor will be your biggest asset. But please keep this in mind, a Realtor's job is to find good deals for you not to teach you how to be a Real Estate Investor, that's your job. Go into it with realistic expectations of what their role is and you will be successful!! I wish you the best of luck!

@Dave Van Horn is absolutely right. Hard Money Lenders don't really look at you, they are focused on the deal itself. They want to make their money and they want you to make money as well. Since you have little experience make sure you look for one that will be your partner and be with you throughout the process to keep you on track. They can help you with contractor issues, permits and any other unforeseen problems that you will come up against

I like to wake up early, around 4. I can get more finished between 4-8 than I can throughout the day. That's when I do most of my research, spend an hour two learning at least one new thing per day on BP.  Do what works for you and figure out when you are most productive. Some people are night owls and they do their best work later in the day, some of us are morning people. I like to make phone calls in the morning because that's when I'm at my best. It all depends on when you are most effective. Don't set up your schedule based on anyone else, do what's best for you and you will be successful. The one thing I always do before I end the day is make a list of what I want to accomplish the next day. I have done it for 20 years and I even go old school and write it down on paper, then check it off with a red pen once I've completed it. I know there are better ways to do it and it shows my old age but I swear I get the most satisfaction when I get to make that red check mark on my list!

What a great offer for newbies like me, I'm in Ohio, is there anyway I can join from this far away. 

I'm so sorry! There is no way to fix this and having been a Loan Originator for 10 years I can appreciate how hard that phone call was to make. The truth is you never qualified for a Freddie Mac Home Possible loan in the first place and yes you should have been told that at your first meeting. I know its awful and you're taking a beating but you have to believe there's a reason for it, you just don't know what it is yet. Move on to the next one as soon as you can and don't look back

all great advice! The floors and sub flooring will have to be replaced you will never get that smell out. I love KILZ and it does cure a lot. But just be ware you will never sell that house if it smells like cats
