 Definitely agree with this. Cincinnati is the best Ohio market in my opinion, although a lot of people will argue for Cbus. It's affordable, you'll be able to find a good deal and make it work if you have the right team and time to look into the right neighborhoods.

@Keetaek Hong Hope you found a solution!

We use Ledgre. They are very affordable ($10/month) and perfect for what you're describing - small portfolio, receipt/expense management, simple, low cost. We only have a few units and have found it works very well for its price. According to their support, they're soon releasing double entry accounting which will also be helpful.

The truth is that QBO is just too much for most smaller landlords

Newer platform (and newer investor) here, but I used Ledgre this past year for the accounting side. It was very user-friendly, great for smaller portfolios and those self-managing. I was able to import rent/income/expenses from my PMS and it auto-generated Schedule E for me. We do have a accountant friend who looked it over for us and helped us with depreciation (that was the only part we're still hesitant on), but everything else was accurate and perfect for what we needed.

Hi Avani,

You’re describing the Midwest! Take a look at Ohio and Michigan, as others have mentioned. Markets I’m looking at include Columbus, Cincinnati, Akron, Detroit, Grand Rapids, and Lansing. These cities still offer properties under $500K that can cash flow even with today’s interest rates. especially if you’re open to value-add opportunities or smaller multifamilies.

Columbus and Cincinnati have strong job markets and stable rent demand, while Akron and Lansing tend to offer lower price points with higher cap rates.

I'd recommend searching local Facebook groups for these areas as well as scrolling around on the BP forums. Good luck!

Local regulations is a big one, especially for STRs in Florida. Rules can vary by city and they change often. Your options are either doing really thorough research to stay up to date or, even better, talking to someone local who knows the area and laws well. It can save you a lot of headaches down the line.
