@Nadia O. that's good to hear sounds like you've done a lot of research! We purchased in Arrowhead in Feb, a Lake Rights home, 3/3 ... and so far it's been a great Investment. We have a modified A-frame, it was a fixer but our Occ has been 70-80%, inflated due to Covid. Even if we had 50% Occ we'd still do fairly well given what we paid for the House. @Bradley Johnson not sure where Arrow wood is? But a 3 bed in Moonridge is likely going to be fairly pricey. The competition there also drives prices and occupancy down. However the top rentals do very well. We are self managing for now. It's doable but definitely takes up a lot of time especially if you have 70-80% occ. I think self managing is really the only way to cash flow. Prices in Big Bear may be accelerating faster than Arrowhead (may fall faster as well in a correction) but we settled on Arrowhead because we can get what we wanted in our price range. We were very adamant on finding an A frame style with large windows and cathedral ceilings. It really comes down to the house you buy. If the house has selling factors that would be more marketable as a rental (eg level entry, usable land, A frames or gambrels are fairly popular, etc), that falls within your price range that would likely be your best bet. @Katy Reid yes we ended up closing in Feb on a 3/3 in Lake Arrowhead. We rehabbed it and recently got appraised for 70% LTV. Although the market value is likely much higher. Prices have skyrocketed in the area since COVID and there's been a lot of inflated rental demand as well. Overall it's been a great Investment but generally given the circumstances will have to see.

Thanks @Terri Haley. Vegas is on our radar for that reason alone. We'd like to buy the dip, if the last recession was any indicator. I'll reach out when we plan to come up and start looking!

Mainly where to start when looking in this market? :) I know Phoenix has had a lot of price appreciation over the years and Inventory is still low, lots and lots of Investor activity. Was deterred last year from purchasing out of state for this reason alone. So we decided to purchase in state an STR. So far so good. We are now eyeing other less expensive markets. Phoenix and Vegas were on the top of the list. Any insights you have would be appreciated. Thanks!

Thanks @Isi Nau! I definitely would have thought depreciation would have been faster by now, given there has been no Tourism for 6 months! But sounds like there is enough local demand, and Investors still flush with cash, despite no STR revenue to keep housing prices propped up. When I said North Shore Oahu was thinking more near Kapolei. Will keep watching the market there, thanks again.

We have 1 property that is rented as an STR in California. It does very well. Since Covid I've expected Hawaii Real Estate to get pummeled. I have been seeing a lot more Inventory lately, but since I am not an expert in that market I can't tell what direction prices are moving. Does anyone know how prices are trending? Specifically Maui (near Kaanapali), Oahu (North Shore) or Kauai? We've been patiently waiting to see if this would be a good market to buy in/get a deal. I know we still can't visit with the Quarantine rules, so also not sure how this is impacting real estate locally. Thanks.

We are thinking about doing a cash out Refi on our 2nd to keep our money working ... we currently have a 3.625% and not sure if we can get any lower, but we did a fairly large remodel when we purchased it and confident in the value. We've considered Chase (Traditional) and PennyMac ... anyone have a recent Lender recommendation for a Refi on a 2nd? Credit scores are 760+.

Anyone own an LTR in Lake Arrowhead? What is the demand for this, are you able to find quality renters, etc.
