First of all: Thank you everyone for the input. I really appreciate it. 

@Robert Leonard I will definitely partner with someone more familiar with the market. And I was thinking the same to start with house hacking. I have to keep my day job for a while to start until I can get 100% involved only with real estate investing. 

@Joe Fairless I am just familiar with the market on O'ahu, HI, which is a market I will not invest in, since it is way out of my budget. There are a lot of broken down houses, but why would I buy for a high price to try to sell for even higher... I do not have the resources for that one so I try to stay realistic.

@Allison Lane I will definitely have a look at Arkansas. I am trying to familiarise with different markets and evaluate. Then build a team and go from

@John Powell same for that. That sounds pretty good and in my range. So you are a Realtor in that area?

@Account Closed Hi Kathie, yes most certainly thinking about partnering, since I have never lived anywhere else in the US than HI. I mean maybe once I settle in the mainland, I will chose the market right in front of me.

@Grant Greene HI Grant, I actally love the heat so AZ would not be a problem at all :) other than that I want to invest in buy and hods so I do not necessarily have to live there... But I will have a look at this as well!

Thank you for your input, I did not realize that it might actually help. I will check out the incentives! Where do you invest at the moment? I saw you are stationed in Japan! How interesting! Did you look at real estate there, too?

Hi BP Community!

I still think this page is awesome and there is nothing better to learn about investing than to connect with awesome people on here. 

I had to have a break for a year, moved from Hawaii to my home country Germany but looking at moving back to the States within the next year approx. Probably to the mainland.

I used to be a Real Estate Agent in Hawaii in 2014 but found that investing in that market is really hard looking at the numbers. So I decided to look at out of state investing. 

Since I had to break, I am now starting all over again to get all the info together, trying to find the right markets and more than anything else: Trying to find people I can exchange experiences with and connect to. 

I am hoping to be of value to some of you although I cannot nd do not want to beat the long term and very experienced investors on here. I really want to gain experience and in the future be one of the mentors. But as Warren Buffet said: "everything takes time and you cannot produce a baby in a month by getting nine women pregnant".

What do you think are the best markets to invest in on a low budget ( $ 20K) .

Since I am a foreign investor it is probably a little harder to get deals through with loans on that end although my credit is pretty ok. The plan is to move to a city or its suburbs, where I can keep a day job and buy up to a fourplex, rent out the remaining apartments to live rent free and then go from there. 

I appreciate any comments.

So if I am not an experienced investor, I am able to take part, too, or not? The page you were pointing at says multiple times that these are all experienced investors...

Otherwise I would like to at least go and touch base!

Aloha Noel,

There are a couple local investor meetups on meetup.com, also the local investor club meets monthly. If you are not a member it is $15.

I wanted to go for a while, but did not have the time on the right days unfortunately. 

Maybe there could be a BP meetup or something like that. I have not seen it here, but maybe it already exists...

I would love to join you if you are organizing one, which takes place maybe more in central Oahu.

Hi Raj, 

I agree with all the above. You should have received a copy of the offer you signed ( it is a legal binding contract). Contact the Broker in Charge and tell him you cannot get a reply from your agent. He/ she gets paid for being your advocate and handling your matters in a professional way.

When choosing an agent, check if they a re a member of the local Board of Realtors and member of the NAR ( National Association of Realtors) because they have a code of ethics they have to follow.

Communication is the number one complaint about Realtors in the nation. You want to find someone who responds in a timely manner especially in situations of submitted offer or received offers! You can lose a lot of money due to an agent not responding.
