So as the post says, this rental stinks after tenants moved. Has anyone dealt with this, and remedies please, I did allow 2 pets.

Due diligence is on your part in that scenario..you should not sign without knowledge of title or provision of title insurance in the contract.

The purchase contract, that should specify that portion or else don't sign.

Most REOs are listed by a realtor that the foreclosing entity uses..Contact them directly if there is a sign in the yard, windows, door. If not, ask for the REO department and hope that they help.

Diane,you should always have title insurance and in my deals, which have all been foreclosures,  this has always been the case...I paid for or it was usually was a split cost in other cases.Always provided, just like a regular transaction. With foreclosures check the right to redemption time ( very rare for this to be enforced by the foreclosed on party, and in almost all cases they would have to pay added fees).And of course always have a strong inspection contigency that buys you enough time to get not just the inspector in there, but any and all contractors to give you quotes since many foreclosures are sold "As IS".

I'm not going to write a super  long answer, I hope,  but I will answer coz I was once in your shoes. You sound like a go getter. Figure out what the definition of " financial freedom" is to you as a unique individual. Sit down and write the numbers of how to get there with RE vs your job. If you have cash that you can use and reuse for flips, that is one route, then the job is not as significant. If you don't, then you need to stay at your job as you will need that to leverage and finance properties.Hope this helps a little bit.

How do you " avoid getting shot if you offend or evict someone?"...

Maybe by not investing there in the first place?? But some are brave, personally, no hoods for me, I am scared of some sides of town. You will not see me there.
