Hey Landlords and landladies! I'm sure each has seen many variation of tenants.I did want to "brag" on this SFH tenant of mine that calls me early to pay her rent with a smile. Wonderful! Same house I evicted a tenant from 2 years ago. That one told me, " he was behind on rent because his wife had died"... lol, I had just gotten off the phone with his Very alive wife who was calling me to see if I could help her in getting a new job. For laughs, what have you experienced in this business, if you care to share?

Thanks for your input Darren. I'm looking for non-traditional lenders so I can see if that option is viable.

Hey FB! Need your input please on this. I'm an investor that has done a few flips and currently I have some great buy and holds.I did have to work overtime and save up for each and pay cash as my credit was dinged pretty bad due to a personal situation. Continues to be, though it's improving. My question is this, I now have my money tied up in these properties that are free and clear. I want to move on to other deals that I see. Should I hold on to these properties or liquidate so I can make more in the short run through flips? Thanks...

Refine and write down your goals and go with an agent that fits what you are looking for. Best wishes.

I've seen this kind. They BEG the landlord to accept their voucher and that they will pay the difference, they really " want the place, so please " that's what they say!!! 6 months later, they are reporting the landlord for fraud.. yes, I have a friend that did this for a tenant. The property was rentable for the total amount, she just wanted to give this section 8 family a chance. SO, DO NOT!!!  It is illegal in some places.. don't listen to the sob stories and put yourself in in illegal dealings...

Mara, I forgot to say this though, if you have not, use the fact that she lives in your backyard to your advantage. Go with her and set that thermostat to 75 take a pic of the original temp. Then come back in 2 hours or so and take a pic of the new temp. Then you'll both know if it's working or not. And you will have documentation if it is. If it's not, you know what to do.
