Q for you, why is she selling? Is it free and clear, or is her current mortgage higher or lower than the rent she would pay. In any case, be very careful in wording everything if you choose to go forward. Personally, I would not, people tend to get very attached emotionally to their homes. You are asking for her to start seeing it as a rental vs " her house". I don't think that works in your favor.

The 7 protected classes by the Fair Housing Act are: Race, Color, Religion, National origin, Sex,Disabilty and Familial Status.

Marian Smith, I've been in the rental business for a while. You are truly putting yourself in a vulnerable position. You cannot say that or put that in an ad..There are protected classes under Fair Housing Laws. Please google that. You can choose from a variety of applicants, but you cannot discriminate on protected classes.

My question is, where is the extra money going to come from? All that will happen is an increase in costs and goods passed on to the consumer from the companies. It sounds great on paper, but I think in all fairness that this will especially hurt small businesses that cannot afford to pay such wages. How will they compete with larger businesses? From a landlord perspective,I think it benefits us in some ways, but if costs of labor and materials go up,it will be a wash?

@Marion Smith, I too would like to know if you are actually stating the "dual income or 2 adults " in ads or to potential tenants. It sounds like a violation of Fair Housing laws to me. Care to clarify?

Good points and question..I've only done SFH but in a very rentable area. Maybe I'll learn something..the multi units I've seen so far are not close to my SFHs.

@Andy... did do it?.. my tenant that I evicted pulled up good carpet( he wasn't kind enough to ask me..he just thought he was mr handyman and did not understand he was a renter, not an owner. In your situation, protect yourself in writing, I  would not allow that unless I had him and the carpet company on paper.
