Post: Mold remediation

Not sure what topic area to put this under but I am the buyer in the scenario that follows.

The deal:

Triplex with solid rental numbers (currently 2 units occupied)

Verbal offer accepted by the seller is that he will pay for mold remediation. We will then split the boro's inspection costs. Because he resides across the state, he has asked for recommendations for a mold remediator. I have found both a reputable mold remediator and a third party tester for the seller to use. After the mold scenario plays out and the boro's inspection is complete I will follow up with another full inspection from my inspector. I'm going to use either a conventional loan or cash purchase.

1. Do you think the order of inspections is correct on my part? I'm shielding my money until the end.

2. Do you purchase properties with mold? If so, why? If not, why?

3. If you have purchased a property with mold, has it come back? If so, did you DIY or hire out?

4. If you have purchased a property with mold, remediated it successfully, what is one lesson you learned that you wish you would have known prior to the scenario?

Thanks all!

At what point do you severe ties with a realtor who is just not living up to your standards/expectations?

My realtor has done the following (but not limited to) and he has me on the brink of relieving him of his duties:

1) talked to other clients or realtors, or even held personal phone calls during a house viewing (more than once)

2) told me that he shuts his phone off from December 24-Jan 2

3) Sometimes does not respond to calls/texts within 24 hours

4) Didn't know what ARV meant when I used the acronym and then proceeded to say he never heard it called that before...

Maybe I'm answering my own question, or maybe I'm being overly picky but usually I'm right about my gut instinct. Seeing as REI is a new field for me however, I'd like to get others opinions.

Thanks! Happy holidays!

Yea, I'm in the same boat as you Jeremy. I've been looking in to this and I'd say "occupy" it. For example, if you bought a 3 bed SFR with the VA loan but had absolutely no intention of living there, place a bed and a small wardrobe in one room, shut the door and rent it out as a 2 bed SFR. I'd also ensure that your mail is sent to that address. With that said you can kill 2 birds by picking up your rent check from the tenant and your mortgage.

No legal advice here, just my thoughts.

Rob thanks!

Joel and Jose - thanks guys!

Point taken. I'll probably raise the 4 year by 25 bucks and leave the bottom as is

Thanks guys! Good stuff.

Jon - I'm not sure when the current lease is up for the 4 year occupiers but the newbies lease ends in August.

Jerry - Thanks, I'll check out the ads.
