Hello All,

I'm curious as to which neighborhoods in philadelphia do you think need the most influx of redevelopment in order to be the next Rittenhouse Square? I'd love to see Tioga and Nicetown become the next neighborhoods to be up and coming markets. With the new developments going in around Tioga Park I believe that the north/northwest neighborhoods are the ones that need the most love in order to connect with city center. It almost feels disconnected as it is. I'd love to hear what areas you think need it most.

@Art Johnson I would look into Nicetown-Tioga, Allegheny West, and surrounding neighborhoods. The properties are out there, it just takes a quick-witted agent to help you find these deals. Are you open to multi-use spaces as well? Commercial space on the first floor with residential units above? If so, you can always do multi-year leases and build to suit with the option of owner financing without having to reno the commercial space right away.

Hi Gary,

Wholesaling in Pittsburgh (Allegheny County) is very well possible and I think that you should talk to Elise Bickel with EBG Properties. She has knowledge of all things real estate. But for back taxes, yes they are separate. Also in allegheny county, the real estate transfer taxes are higher than the surrounding areas. Just some things to keep in the back of your mind. Joe, I agree in terms of most business does in fact come from referrals. Word of mouth travels much further than experience. I am currently in the process of joining in on some of the local board meetings as soon as I can. Thank you for the advice!

Hi Daniel,

First of all congratulations on your first investment property! Very exciting! I'm currently working between Pittsburgh and Philadelphia with multiple investor clients that I have. Philly is a nice market to get into, but as you stated, you need to do extensive market research as philly is a block-by-block neighborhood. I mean that you can have good blocks of a certain neighborhood as well as some not so great ones. Just be sure to limit your CMA's to the same block of a neighborhood. Your numbers on your first project are pretty impressive! If you need anything in the future regarding Philly, or even Pittsburgh if you consider, please feel free to reach out to me!

Hello All,

As our Pittsburgh property management has met our expansion threshold, we have been actively trying to bring our business model to the Eastern side of the state! With our definition of service, we are looking to bring our top-notch management into Philly more seriously. We currently manage a few units in the metro, but COVID has made it difficult to travel to the city of brotherly love. I've currently been sending packets of information to FRBO's as well as some additional media portraying who we are and what we stand for. I've received some feed back slowly trickling in as well as some business turning, but I just find it difficult to hit the ground running in philly with the pandemic looming around. If you have any other advice on what I could do next in order to continue acquiring more managements, please let me know on things that you've done in the past.

Congratulations on your first investment! Family Rehab can be very daunting! I'm currently working on a farmhouse in Armstrong County with my parents that was built in 1846. Some would call me crazy, but I love the thrill of making something old something new. Pittsburgh investing is an exciting thing to get into! I've been in real estate for a little under a year and the team that I joined has been around for over 30 years. This city is remarkable with the way you can buy low and rent high.

Hi David, I did just receive photos from the owner before it was rented, but there are only a few. I do have the rent role also. The rent is currently at $1800/month but was previously listed at $2400 when the renovation was first completed. I am just finding it difficult to coordinate a time with my photographer and these tenants. Amidst the virus hysteria and fear of being displaced, the tenants are just making it tough to get things together.
