Quality over quantity. Focusing on an agent that is more devoted to their client rather than the check.

I have been a local to Pittsburgh for over 20 years. The neighborhood that makes me the most skeptical is Duquesne or Clairton. The neighborhoods in the SE Corridor of the city seem to be the most out of touch neighborhoods. B and C neighborhoods are scattered all through the city. I think places like the south side and the slopes and Beechview would be B neighborhoods, and places like Carrick, Homestead, and Mt. Oliver would be considered C neighborhoods. I'd love to connect and pass over deals to you that I may come across.

@Zhong Chen I hope this finds you well. I've been a native of Pittsburgh for the last 24 years of my life. This city has so much potential for hacking. If you're not afraid to sink your money in B and C neighborhoods, you could very easily return a good profit. Neighborhoods like Carrick, Greenfield, South Side Slopes, and many others could be of interest to you. If you would like to connect, I would be more than happy to offer my insight to you.

Properties like that definitely exist in the Pittsburgh market. I've even seen cap-ex rates as high as 16% recently with the way that the market is right now. You're not going to find something directly in the business district downtown in that range, but the nice thing about the city is that it is comprised of over 90 individual neighborhoods. I would suggest expanding your search to about 15 miles from the city. I'm going to send you a message in regards to this.

@Conte Cuttino I would recommend Pittsburgh's investing market simply for the fact of the purchase price to rent ratio is typically higher than most. While most buildings are older construction, they still yield pretty good rents because of the neighborhood. You cannot look at just Pittsburgh. My advice would be to open your search to further outside the limits and expand to about an hour in all directions from the center of the city. I'd be glad to have a conversation about Pittsburgh investing with you.

Let me start off by congratulating you on making the first step towards financial freedom! In terms of Philadelphia investing, I believe that house-hacking is a great option to start with. I actually have been working with a lot of investors that are looking in the North Philly area, so you've got a pretty solid plan in place in terms of areas to look into. I really believe that anywhere from the northern liberties to Nicetown are pretty solid investment markets as the gentrification and neighborhood improvement have been resurfacing the way we view these neighborhoods. @Victoria Pham I can’t wait to see the turn that’s rightfully deserved! The north from 19125 and 19140 could really be key turning points. If you could connect the north, to the universities and center, I think the plane for development and equity opens up many opportunities for growth.

If you are looking to expand your portfolio in the Philadelphia area, and are able to do a BRRR or a Hack, Check into the neighborhoods in Germantown and other North Philly neighborhoods. There are programs out there that could help you with financing. I would like to speak more with you on this matter. As well as rental rates, I can offer you an insight into what I know being that we manage a few units out there.

Hello John, 

If you have not considered Pennsylvania, especially Pittsburgh or Philadelphia as perspective markets for you to invest, I would love to tell you more about it! You've got a pretty solid budget for these areas. I've seen quadplexes go for around 150-200k. The unique thing about Pittsburgh is that you can buy low and rent high, especially in these B and C rated neighborhood. Typical cap rates in Philadelphia are around the 4-7% range as to where Pittsburgh is in the 7-11% range.
