@Susan H. Here in Pittsburgh, we started using SayRhino for all of our properties when they opened up from Multifamily Dwellings to include SFR's. Since then, we have leased all of our properties with this practice in place. We've even filed claims with SayRhino when a tenant has been unable to pay due to the pandemic and had to break their lease. We generally try to get the tenant to pay the lump sum of the rhino policy upfront so that there is minimal risk, but we also have given our tenants that score high enough on our screening process the opportunity to pay a traditional security deposit. So far so good!

@Stephen McKnew Colonna My word of advice is to make sure that you are working with a realtor that is knowledgeable about your specific investment strategy, whether that being a buy and hold or flipping. While city proper may be enticing, be sure to not blindside your potential with other outlier neighborhoods. I'd be glad to talk more about the Pittsburgh Metro with you!

With all this talk of driving growth to the once-industrial curated hills of Pittsburgh's East neighborhoods, such as Hazelwood, are finally gaining the attention they rightfully deserve. These now underserved communities are set to evolving redevelopment along the Monongahela Riverfront in Hazelwood. This development site is set to preserve the rich history of the mon-valley, with farsighted views of downtown, do you think this would be enough for you to reconsider this area for your investing strategies?

Enough is enough, it is finally time for these neighborhoods to get the love they deserve!

@Charles Thompson I can't say that pre-foreclosures are my thing, but have been able to connect deals to other investors that could once again turn a profit. Being that you have your own remodeling company, i'd be glad to talk more about the types of work you will or will not do in order to gain positive cashflow.

@Mandy Wultsch another thing you could do is to flat fee the tenants for heat. Is the water split or no? If not, this is a perfect opportunity to flat fee both units for these utilities. I’d love to talk more about this!

@Mandy Wultsch Youngwood has good proximity to Greensburg, which will help keep a stable market rent. But in order to do so, I would suggest doing a "lipstick flip" and do some cosmetics to get the property performing at the best possible cash flow. Keep in mind that the median income for this area is around $32k for an individual when choosing finishes. Someone mentioned above that the gas meter seems to be the same one for both units. There are options with that; a submeter could be installed between the units, but I would only recommend doing so if you are occupying one of the units. The other solution would be to call the gas company and spend roughly 5-10k on installing a second meter and going through the long waiting game. Totally possible and not that difficult if you have the right management company in place to handle small things like this. You've truly got something here that could turn a profit. Best of luck!

I am genuinely sick and tired of people trashing an entire sector of tenants just because they are in a different situation that you might not understand. I believe that section 8 tenants are great tenants because the threat of losing their housing is constantly looming over their heads. If you were to move a section 8 tenant into a $700/month property vs a market tenant, typically the section 8 tenant would be a renewal tenant, staying 3-5 years, versus your 1-2 market tenant. The inspections require a slightly higher quality of living, but if you are genuinely doing good within a community and providing a means of public housing, the inspectors will develop a relationship with you and things will be smooth sailing. Just do your research and run the tenant like normal and collect that guaranteed money on the first of every month!
