Hello All!

I may have asked you this before, but for my knowledge, I am going to ask again for my brain. I have a few plots of land in the South Side Slopes that are ready for the next stage of development. I am looking to connect with anyone who has had success in new constructions in the South Side of Pittsburgh. 

There is an 8,000 sq ft lot and a 3,600 sq ft lot that could be developed. I am curious if anyone has had any experience doing so in the south side slopes.

In our leases, we make it so that the tenants are responsible for changing the filters in the hvac system 2xs a year. 

We also require that all landscaping and snow removal in all SFR's to be tenant responsibility

If your market is college rentals, then you are in the right place. These can most definitely be cash-flowing properties, but they take more methodical planning to avoid gaps in leases and usually, you have to start marketing 6months out in order to catch the eyes of the students for next semester. Leasing in South Oakland is pretty solid if you ask me. I don't invest personally there, but I do have the pleasure of showing these rentals at times.

Carrick is definitely on the upswing of things in my opinion. Sure you may have crime and drugs, but you can have that anywhere. It does truly vary street by street. If you are closer to Baldwin/Whitehall SD then you should be in a "better" area. However, there seems to be a lot of traction in this neighborhood as Brownsville Road is seeing some facade renovations and I've seen a few new businesses go in along the strip. I think that in the next few years, appreciation will boom.

@Jonathan Pitcher I'd love to hear the specifics of this, maybe even get a look inside! Bellevue is such a beautiful suburb with the architecture and style flowing through there.

You should really dive deeper into Pittsburgh as a potential market to invest in. A lot of growth is happening in the greater Pittsburgh metro, not just the city core. Companies are opening headquarters here, like amazon, facebook, and they have even started constructing new towers around the city. You can really grab some great cashflowing properties for relatively low purchase prices.
