Most of my deals have come from mailers,
a couple from bandit signs.
I've had some pretty good leads from my webpage but I haven't closed any. They tend to shop around their deal to all of the other local investors when they use the internet.
Not many calls from car magnets. Mostly people in the parking lot who see me getting in or out of the car.
I get calls from craigslist but they usually waste my time.
I'm seriously considering wholesaling in a couple of different markets just by using mailers and a contact person.

I would imagine you could hire a PI to find out who rented it to them considering they met on craigslist. That's public info these days!

I like metal too, especially bands like Pantera, Metallica, Hatebreed, Mudvayne. And RATM, TOOL, and NIN are all pretty heavy anyways.
Of course, I hate Hair Metal! :shoot:
Actually Grunge was probably the wrong term as that really only consists of Pearl Jam, Nirvana, AIC.
I just read that Soundgarden is back together. That's cool!
Smashing Pumpkins also got back together recently, as well as, Rage Against the Machine, STP and rumors that NIN will too.
Alice in Chains just came out with a new CD and from what I've heard of it so far is pretty cool.
Ok, not all of it is grunge but they were all super cool 90's bands. Now if TOOL will come out with some new stuff we'll be set! :rock:

I haven't directly targeted a message for buyers.
What I have found, is that when I add investors to my list of mailings where I am targeting motivated sellers (We Buy Houses), the investors end up calling me or sending me an email and having me add them to my buyer's list.
Another thing that buyers will respond to is a great deal. So, you could send them a card with a picture of a property, property description, and a super cheap price and I promise they'll call you. You can then tell them that it's already under contract but you'll call them the next time you get a good deal.
There are many other ways to accomplish what you are trying to do. It's just a matter of you trying different things. Your letter, for example, may work fine. It doesn't have to be perfect, if there is such a thing regarding this matter.
I think the best way to handle this is to take each buyer out to lunch and find out exactly what they are looking for, how much of a rehab they feel comfortable with, neighborhoods, property type, etc.....
Lastly, if you find a good deal just pick up the phone and give them a call. It's free and they will certainly be interested if it's a good deal.

It is probably easier to make money overnight by making an infomercial about the "secrets of investing in real estate" (cut and paste) then it is to make money wholesaling or Sub2 investing, especially when you don't have any knowledge about the process.
However, if you read every post in the wholesaling forum, spend a few hundred dollars with the right marketing techniques, and implement everything you learn in the wholesaling forum, then you may be able to replace your income by July.
If, after studying the wholesaling forum, you are still determined that this is what you want to do then don't get in a rush. Just do it the way it needs to be done.
