Hey everyone! 

Question: Fire damaged properties..? 

I know these can be a lot of work for a flipper or buy and hold - or whatever you may invest in these to do, but are they too much work to invest in period? What about when a property has been vacant for a while after a fire? I can imagine some weather related damage but the question still is - is it too much work to invest in? How long would it take? Does the city it's in give you a hard time when pulling permits/rebuilding?

(I know it all depends on the fire but lets say it caused a medium amount of damage) Thanks in advance!

I you don't know me already 

If you don't know me already, my name is Ryann! My partner Caleb and I joined BP a little over a year ago and wanted to take the time to point out not only how it has helped us grow but also what a great opportunity it creates for networking. Being active in the comments, calling people up that you've never met before, and getting out of your comfort zone is vitally important to your success. Since joining BP, I quit my job as a nurse and now do real estate full time! 

Just by following some of the principles and listening to the podcasts, I was able to get multiple listings AS WELL AS off market deals (& even one for ourselves that we'll end up keeping that will hopefully turn into a nice rental *fingers crossed*) with little to no training in real estate. If you are on the fence about getting into real estate full time, I would strongly encourage you to get active in the comments! It is a GREAT place to meet new connections that have the knowledge you need to succeed. 

I am in the Grand Rapids, MI area and would love to network with more people!

Hello everyone, I am currently in search for a VA (Virtual Assistant) Who is great at contacting the county and pulling code violation lists as well, tax delinquents, etc. Has anyone used a specific person or has any experience in doing this in Grand Rapids Michigan?

Purchase price: $90,000
Sale price: $120,000

Great wholesale on the NW side of Grand Rapids

What made you interested in investing in this type of deal?

Little to no risk.

How did you find this deal and how did you negotiate it?

The motivated seller called me off a bandit-sign

How did you finance this deal?

Flipped it to another investor

How did you add value to the deal?

Located an off market property

What was the outcome?

Learned a ton, got a listing and a profit out of the whole thing

Lessons learned? Challenges?

You need to start negotiating at a lower number first

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

@Tim VandenToorn Tim is the guy, he and his company manage half of all rentals in Grand Rapids I am fairly sure lol I see their  company everywhere. If you need any advice or help, please ask someone

Congrats that is awesome, I am looking to purchase a Short Term Rental property out of state, anyone have any tips. I am currently in Grand Rapids MI, but looking in the South Florida Market, also the Hilton Head area as well.

@Taarik Boukari VERY. as every software that's not the MLS isn't always 100% up to date, but you pay like 99-150/month &worth every penny. So much info packed into one location just like the mls.

MLS trumps every software but I'd say second best is propstream. I have also compared this with our partners that we wholesale to that do have access to MLS and our ARV is within their numbers they got.
