To form an opinion, it would be helpful to know your long term plans! Are you looking for long term growth? Cash flow? Appreciation? I would also talk to your accountant to find out if you would owe any taxes on the sale. If you do, I'd also consider a 1031 exchange. Look at local duplexs and triplexes and run the numbers. Thanks Royce for the recommendation.  I am leaning towards refinancing...I did refi a couple years ago so my rate is good.  I agree with you about the HI appreciation...in another 20 years it will be paid off and who knows what it will be worth!  I may be able to retire on that alone, lol.  Mahalo!
