@Marcia Maynard This particular property is in Hawaii.  The Market is hot there too!  And congrats on thinking outside the box on how to get tenants!

@Randall Brown Sorry if I wasn't clear.  The other owner lowered his rent to be the same as mine, even though it has 3 Brm and mine is a 2Brm.  In the past, I have had a very easy time filling the unit.  This year I haven't had near as much interest.  They are building a lot of new condos.  And I'm not sure why it didn't tag you.

@Wesley W.  That's a great idea.  I'll start doing the same.  And no, it's not ethical.

Hi BP!

I just wanted to share a mistake I just made.  I was checking references, as everyone should!  I spoke to the prospective tenant's current landlord.  I asked how much he was charging and he asked me the same.  I thought we were just being friendly.   His apt was $200 cheaper than mine.  He then proceeded to call the tenant and offer her 200 off her rent to stay!  My bad.  Live and learn!
