What area are people looking to B2R?  Obviously, lots of SWFL and TX. Any other areas that folks are looking at?  Just curious-I'm just expanding from Memphis to SWFL.  Interested in other opinions and areas where folks are doing well. Thanks!

Has anyone else noticed that almost all of the reviews on large property marketplaces/strategy sites/big TK operators are all 5 star? There MUST be someone out there who ordered steak but got chicken? 

I’m not even talking about,  ‘there’s a roach in my food’, maybe more of a ‘things could have been better post investment or my property manager sucked, or I can’t believe the premium I paid’. Or even, I think these guys will be great but I’m investing in NB and the rental vacancy and quality of the PM remain to be seen...

These reviews are so hard to find-I’d love to here a bit more on the negative sides before I make my decision.

I do have a TK provider (one area) to whom I’d give  5 stars-but I’ve been working with them for 15 years.

@Chris Piazza, how do you feel about the hurricanes? I have some friends there and it seems they always end up with stuff not being covered (either wind or water damage). They have all the insurances that they 'are supposed to'.  Also, do all of the canals need a seawall?  I've seen some that just have vegetation.  Thanks, Cj

Hi, Looking at some NB in the 33993 area. SFH. Has anyone worked with Zach Lemaster and his guys in this area? Just looking for a couple of references as well as some of the FL specific gotchas - besides the alligators. Also, wondering if the NB areas typically include future assessment and flood/wind insurance into their calculations? I've at about 10 investments SFH and Duplex, but and looking for a new area so I feel like I am starting over a bit! Thanks very much, Cj

I agree that it won't change the appraisal.  However, if you are selling, it may increase your sales price. I've been looking at listing a few properties for sale thru RoofStock and the rent definitely has an impact on the sales price. Most of mine are rented at an undervalue rate (but have tenants that pay of 5+ years). I like their system for sellers but will probably have to wait until I have a tenant turnover.  I know this is slightly off topic, but I do believe sales price must be tied to rent for most people!

Hi! Resurrecting an old post...does anyone have and research on JAX zipcodes that they are willing to share? I know there are several people on here that have done that for Memphis. I'm looking for a new area to invest in with the possibility of more appreciation.  Thanks very much!
